Pioneer Latent Defect Guarantee
AWM in partnership with Building & Land Guarantees Ltd have an exclusive Guarantee available to all contracts utilising the AWM audit procedure. The Pioneer Guarantee has been developed to provide a 10 or 12 year Latent Defect Guarantee providing insurance against:
1. damage caused by defects arising from poor workmanship
2. damage caused by defects arising from defective materials
3. damage resulting from defects in the design and
4. non compliance with Part L of the Building Regulations should the original contractor cease to trade at any point during the first 2 years following practical completion of the works.
Thereafter from years 3 to 10, the insurer will assume responsibility for correcting any defects subject to the terms and conditions of the policy. In view of the current issues in the financial world, security of the insurer is a very important consideration. Unlike other schemes, the Pioneer Warranty is underwritten by a recognised warranty insurer authorised and regulated by the FSA which provides the security required for a long term warranty. Such extensive coverage coupled with the backing of an A* rated insurer will provides building owners with the comfort necessary for a 10 or 12 year period.
The current rating for the insurer, Lloyd’s Syndicate 4472 (Liberty Syndicates), as at January 2009 are:
AM Best - A (Excellent)
Standard and Poor’s A - (Strong)
Premiums are charged at commencement of the AWM audit process.
If a building owner requires assurance in excess of the Pioneer Warranty period, AWM can provide the Pathfinder Long Term Assurance.
Free Periodic Inspections
AWM provides free periodic roof inspections to monitor the performance of the roofing system. This ensures the building you have at practical completion continues to perform to the required standards. This can have a dramatic affect on reducing the maintenance costs for the building owner. Subject to safe roof access being available, AWM will carry out free inspections for the duration of the manufacturer's product guarantee period.
