Electronic Leak Detection (ELD) – Dry testing method.
How does it work and what is involved?
This is the most common method of non-destructive testing on flat roofs systems. This technique of roof leak detection works on the principal that the structural roof deck is an electrical conductor and the waterproofing membrane is an electrical insulator. By moving the Electronic Leak Detection equipment over the test area and experience technician can pinpoint areas of entrapped water/moisture, pinholes in the material and damaged/defective welded laps. Any defective areas discovered during our survey are marked on the roof area and can also be marked on a roof plan if available.
If requested we can conduct a full lap test as part of our leak detection service. This is conducted to manufacturer’s standard lap testing recommendations using the appropriate propriety tool. It is considered to be a non-destructive method of testing, however if faults are found then it can expose the area to the weather and possible water ingress. If this method is to be adopted we recommend that installers be available to rectify any areas of concern whilst the testing is conducted.
Please note that this method is not suitable for EPDM membranes and or timber/plywood decks where there is no foil faced insulation board.
What is the cost for this service?
Electronic Roof Leak Detection service is available from as little as £450.00+VAT. We quote each project individually based upon the size of the roof for leak detection, the amount of penetrations and safe access availability. The price listed above is based on one AWM engineer (one day testing), conducting a leak detection on a roof size of 500-700m with an average amount of penetrations with safe access being provided by others.
AWM Protector Warranty Addition
AWM are in a unique position to offer the Protector Warranty for a period of up to 20 years for roofing systems that have successfully passed our Electronic Leak Detection tests. This is an additional cost and may require a further test should defects be initially discovered
Reporting
AWM will compile report for all their services conducted giving clear and concise information from which the client can take any necessary action. We have worked with various clients from Local authorities to leading house builders. We understand that in some cases our reports will be read by people unaware of roofing terminology and can therefore expand upon our reports so that they are comprehensible to non-technical readers if required.
